If you are considering building a new family home, there are a number of aspects you would negotiate on with your builder, in the initial stages of the project. In most instances, the primary point in the negotiations tends to be the actual contract as money is involved.

Some Tips

The negotiation process can be quite challenging and drawn out. Aside from this, you also need to ensure that you get a good deal. Your contract should include all the important clauses which cover your specific requirements in your new home construction. Here are some tips to negotiate with new home builders:

  • The very first thing you need to do is ensure that you get a detailed written estimate from your builder. This estimate should include every little cost involved in your project, such as the permits, labour, and material costs etc.
  • Depending on your preferences, you can opt to purchase the materials yourself; this can help reduce the overall cost of the project. Check whether your builder receives discounts from certain suppliers. If they do, it can prove to be more beneficial to get them to handle material procurement as well.
  • It’s a good idea to discuss with your builder whether there are any steps they can take to cut costs without impacting the quality of the materials or workmanship. Sometimes, changing the start date or extending the project completion date according to the builder’s convenience can help reduce the cost of your home build. This gives the builder the flexibility to work during a lean period and they are more open to providing discounts on labour
  • Certain builders would also reduce the cost estimate if you are willing to offer them some advertising space in the front yard of your new home.

As you can see, there are a number of different ways in which you can negotiate with your new home builder. Based on your specific requirements and on how open the builder is to negotiations, you can position your request for suggestions to help reduce the cost of the project for you.

Focus on quality

Most credible builders will be open to a certain amount of negotiations. However, it is important to make sure that any kind of cost-cutting that takes place is not at the expense of quality. After all, you want your home to be stable and solid and that all the features in the indoor and outdoor areas of your home should last for a number of years.

An office fit out is very different from a residential renovation project. And when it comes to costs, there really is no definitive answer. This is because there are a number of variables in commercial fit outs.

While it’s true that an office fit out can be an expensive venture, having a better and clearer understanding of the actual costs involved can prove to be beneficial while navigating these waters. Choosing the right contractors, designs and materials for the job at the outset can help avoid excessive cost variations along the way. Not only will this ensure that the project is completed within the expected time frame, but it also won’t go over budget.

Services Required in Fit-Outs

Gain a better understanding about the fit-out process. Depending on the nature of the project, some of the services and trades that you are likely to engage include:

  • Demolition and masonry
  • Electrical and plumbing
  • Carpentry and joinery
  • Waterproofing and plastering
  • Flooring and tiling
  • Painting
  • Furniture supply
  • Air conditioning
  • Interior designing services
  • Other

You also need to hire a fit out expert who would work out the scope of the project. They will have discussions with you and create detailed plans. However, there are certain questions you need to be asking yourself when considering the overall cost of the fit out. This could vary based on the scope and complexity of the project.

Aspects To Keep In View

Here are some of the aspects that need to be taken into consideration when it comes to determining office fit out cost:

  • Using some of your existing furniture and features is one of the best ways to keep control on For example, if your office furniture is relatively new and doesn’t need replacement, a fresh coat of paint and minor renovation may do the trick.
  • Ask yourself whether you need to repurpose existing workstations, replace the flooring and lighting fixtures etc. These kinds of works can uplift the overall appeal and look of the space without breaking the bank.
  • If you are planning on getting new workstations or office furniture, consider whether you need a customised solutions or modular units. If you want to refurbish existing workstations, discuss these options with your joiner as well. Sometimes the addition of flexible partitions and a few office chairs may prove to be more affordable.
  • If you are getting a complete fit-out done, the square meterage ofthe space has bearing on the final cost of your office fit out.

People involved in constructions who lack the knowledge often argue on which type of bricks is better. This formulation of the question is incorrect initially. There are different types of bricks that differ in composition, strength characteristics, water resistance, fire resistance, thermal conductivity and, as a consequence, in the field of their application.

Many people are choosing to build their own houses in Sydney to have the full control of everything including what material to use. If you want to choose the same path, this article will help you know more about types of bricks that are available to you.

Silicate bricks – one of the most popular

Silicate bricks are made of a mixture of lime and. Their extraordinary prevalence is primarily due to cheapness and wide scope of application for domestic purposes (construction of cottages, garages, etc.)

At the same time, these bricks have some drawbacks. They are heavy and fragile at the same time. These characteristics make it possible to use this type of bricks for building walls and interior parts of the construction. For masonry, fireplaces, and foundations silicate bricks aren’t suggested.

Facing bricks – stronger than they seem

Name of this brick type gives us a clue about their purpose. They are used more for decorative than actual construction purposes. However, this is not always accurate. These bricks are strong enough to be even used for foundation purposes and also for walls, sidewalks and for interior purposes.

Such bricks in the decorative design can be deliberately smooth (glazed) or, conversely, chopped (imitation of ordinary stone). They can have an unusual shape. The most common form of facing bricks with rounded corners. The name “facing” only says that it can be used in cases where the qualitative (aesthetic) characteristics of the internal or external surfaces made of it are important.

Double brick / ceramic stones

This particular type can be combined into a large group called ceramic stones or double bricks. These large blocks significantly increase the speed and quality of the masonry. Due to their porosity, they are light and economical. Usually, they are used for laying of external walls. The sufficiently massive size of ceramic stones allows saving considerably on the amount of mortar used for masonry.

Clinker Bricks – one of the most durable

According to its technology, manufacture and composition, they are similar to conventional ceramic bricks. However, higher temperatures are used in their production, which makes it possible to use them for such purposes as masonry of gutters, tracks for motor vehicles, foundation and etc.

Chamotte bricks – durable to fire

The following types of bricks, also known as, refractory, or fireclay. Despite the fact, those conventional ceramic blocks are able to withstand temperatures up to 800 degrees, which is quite sufficient for domestic needs, in everyday life refractory brick types are used in stove laying because of their unique ability to gradually accumulate and slowly give heat. A stove made of this type of material heats up slowly but also gives a long heat. In combination with conventional ceramic bricks, their use ensures a uniform and long-term heating of the premises.

Full bodied and hollow bricks

Depending on the load of the structure, either full-bodied brick types or hollow brick types can be used for different purposes. The first is more durable. They are used, for example, in the construction of walls and columns. Due to their high thermal conductivity, they require insulation if used for outer walls. But they are fairly fragile and are mainly used in the construction of not heavily loaded structures.

Choosing wood for building a house

Building a house from wood is, without an argument, the most environmentally friendly way. However, for each building material, there are advantages and disadvantages that should be weighed.  We will be talking about different types of wood which are used for the construction of houses.

The main requirements for wood, as a building material, is its strength, durability and resistance to moisture, heat and other external aggressors.  Both coniferous   (spruce, pine, larch, cedar) and deciduous (aspen, birch, alder and oak) trees can be used for house constructions.

Coniferous trees:

  1. Spruce is one of the most popular types of wood that are used in the construction of wooden houses. Popularity is due to such characteristics of spruce: loose structure (due to which the house holds better heat), a positive effect on human health (especially on the heart), durability (about 100 years and more), the presence of antibacterial properties, does not turn blue (like pine). Spruce is a soft, but low-drying species of trees. The negative sides of the spruce are: unstable to moisture, tends to rot, has average durability, the trunk has many knots, which makes it difficult for the wood to be processed at the workplace. Spruce wood can be used for interior decoration of the room, if you decide to build a house of spruce, then it must be covered with special moisture-repellent compounds or paints.
  2. Pine tree is the most common and accessible, in relation to other types of trees, building material on the planet. Depending on the species of pine, it is used in Europe (including Ukraine), Russia, America, Japan and other countries. Pine, as well as spruce, refers to the little-bred and soft types of trees. The main characteristics of pine: low cost, dense, resistant to decay, has a smooth trunk (practically without knots), durability, is not prone to cracking, durable and of course, safety for human health. The negative side of the pine is the possibility of damaging the blue, which, although it does not affect the characteristics of the tree, at the same time is an unpleasant entity that must be combated. In general, the characteristics of pine and spruce are quite similar, but nevertheless, the pine is somewhat superior to spruce.
  3. Larch is used for the construction of houses very often since it is the most suitable for almost all characteristics of the wood species. It refers to hard, but strongly drying trees. The advantages of larch: strength, not rotting, not blue, resistant to the emergence of various microorganisms, high fire resistance (inherent not to all types of trees), resistant to seawater, durability (can stand for several centuries), resistance to weathering and almost absolute water resistant.
  4. Cedar is another option home builders can choose. The main characteristics of cedar wood: full resistance to decay, high strength, durability (about several centuries), moisture resistance, ease of processing, resistance to the appearance of microorganisms and insects (not only in wood, but also in the house), resistance to external atmospheric phenomena and chemical substances, resistance to deformation under the influence of temperature changes, resistance to cracking and beautiful colour. Cedar wood has the presence of essential oils, which favourably affect human health and, besides, they are a natural air purifier

Australia is a great country with mesmerizing natural offers. If you decide to build a house made out of wood in Australia, it is guaranteed that you will find an appropriate location to do so.

Everyone knows that a nice house is a great investment but people are still in a dilemma when it comes to deciding between building a new house and renovating an existing one. Which one will have more value? To help you choose, we present the advantages and disadvantages of these two options.

Building a custom house

The choice of building a new, custom house is being able to customize it to fit your taste, needs and requirements in every aspect. Another great aspect of building a new house is that you will not be bothered with renovation for years to come. Maintenance will also be at the minimum since everything is brand new.

Choosing to build a new house also means that your home will be built according to the latest standards, especially with regard to the electrical and thermal installations. As a consequence, newly built homes are undoubtedly more energy-efficient because they are optimally structured.

One could argue that you can transform your existing structures to more energy-efficient ones by renovating your house. While it is doable, you have to consider the amount of work needed to convert an old house to match the new standards. Changing the electrical and plumbing installations of any given house is very difficult considering major parts of those installations are either inside the walls or under the floor.

Let’s sum up some of the main advantages of building a house:

  • Having your own land allows you to design the home however you wish
  • You do not do any work and save money
  • New houses often have modern and spacious bathrooms that are hard to achieve by renovating your existing bathroom
  • The maintenance costs are expected to be at a bare minimum for many years
  • Energy efficient with better structuring

If you are not a fan of old houses, building your home will certainly bring you more comfort than renovating. Not only will you enjoy a house that suits you, but it will also be more energy efficient and more environmentally friendly.
In the medium term as well as in the long term, it will also be more economical.

By building your home, you’ll also have real freedom to make your own plans, and you’ll get a custom home. You will, of course, have to respect certain urban planning rules, but the professional of your choice will help you to draw up plans that will always be as close as possible to your wishes. Also think of the fact that once built, your home will be completely new: every piece of equipment, installation and feature will be new and the standards will be up to the requirements of the current day.

Renovating your house

Renovating your house might be more economical if you do not mind living in an old building. The advantage of renovating is that you do not have to do everything at once. You can schedule the renovations according to your budget. By renovation, you can always update your living room, kitchen and bedrooms. Bathroom renovation generally costs a lot if you want to change all the appliances too. The drawback of renovation comes with fact that you cannot actually change the structure of your house. If your bathroom or kitchen is too small, there is not much you can do about it. Yes, you can redesign them in a way that they look more spacious but in reality, they will remain the same size.

On top of everything else, renovating your house won’t save you from the regular maintenance costs. If the main structure of the house has some considerable age, issues will come after another. You can definitely fix basic things like leaking taps or a faulty light switch but there will be more fundamental issues such as the plumbing or the insulation problems.

Whether you are building or renovating, each option has its own advantages and drawbacks. The best choice is your choice. As long as you evaluate both options thoroughly, you’ll be fine.

Building a new home is always exciting; you are finally realizing the dream you have had for a long time. You have purchased the land, got your permit and found your home builder. What is next before commencing the building phase? Well, you need to have a pre-construction meeting with your builder. It is an essential step to take because without a formal meeting neither side can fully understand the project.

Establishing an overall strong relationship with your builder will benefit all throughout the construction period.

What should I expect from this meeting?

A builder can assist you in your choice. They are well versed in the sectors they work on and are familiar with the issues of service, proximity to schools and services. They often have a clear idea of the price of land and the area sought.

An accomplished home builder ought to have no issues guiding you through the building project and answer your related questions.

A meeting with your builder allows you to take a complete tour of your new project. It is precisely this time when you might want to make some changes or come up with new ideas in regards to your house. You can also go through the contract again and ask specific questions if you aren’t clear on a particular point.

In addition, it is the perfect time to choose a starting date for your construction manager to start building. A starting date must be suitable for both parties and it could be arranged during the meeting.

During this meeting, you will review all the technical and administrative elements of the construction of your house. This includes a complete review of the construction plan piece by piece. Together with your builder, you can review the electrical plan (placement of switches, sockets, circuit breaker and etc.) placing of the water heater and plumbing structure in general. You can choose the colours, plastering, cupboards, external cladding, insulation of the house and pretty much everything.

To be prepared for the meeting you need to think about everything about your house and take notes of the important things you want to ask or bring up. You need to have a clear image of your house in your mind to be able to express it to the builders.

Review your plans and imagine yourself flowing through your rooms. Imagine your future plans and the location of your furniture. If you think you have to change something, do not hold yourself back and talk about it. Builders will appreciate as much information as you can give them because at the end of the day, they want to deliver a high-quality project to their customers and it is not possible without knowing what the customer wants in the first place.

Price negotiation can also be a part of the meeting if you haven’t signed the contract yet. It is obvious that as a client you will try to bring the price down as much as you can but you should be reasonable doing that. Keep in mind that the builder is providing you with this service to make a profit; they won’t be accepting anything that doesn’t match their expected profit. At the same time, you should not be accepting any offered amount without at least asking what you are paying for.

Two of the greatest factors in any project are time and budget. Having an idea of your financial plan and time period you’re happy with will help you plan things more efficiently.

The final phase of a pre-construction meeting would be finalizing the contract. Once the contract is signed by both sides, it is safe to say that you are halfway to your new house. Before signing the contract, make sure you have read it thoroughly. If you want to change some points, go for it and discuss it with the builder.  All you have left to do is just waiting for the builders to do their jobs.
